Our three properties are located on New Hampshire’s spectacular Seacoast region.

The Inn Downtown is located in the heart of downtown Portsmouth. Sitting at the mouth of the Piscataqua River, Portsmouth is an historic seaport town. Portsmouth offers numerous historic sites, fine dining, eclectic boutique shopping, live music and theater along with a bustling nightlife. We’re just a scenic, ten-minute drive to several beaches along the coast — with extensive activities such as river/ocean boat tours, whale watching, surfing, and more.

Great Island Inn can be found in New Castle, a tiny island off the coast of Portsmouth. New Castle is New Hampshire’s smallest, easternmost town comprised entirely of islands. A quiet coastal town of just 968 residents. New Castle offers historic sites, lighthouses, beaches and outdoor activities within the serenity of a small New England village.

Just South of Portsmouth, Rye Motor Inn + Swim Shop is located in the oceanside town of Rye, NH. This historic town offers numerous historic sites, state parks, and outdoor activities including: surfing, biking, paddle boarding, fishing and more. We are ideally located in a quiet, oceanfront setting with the bustling City of Portsmouth ten minutes to our north and Hampton Beach just ten minutes south.

All three of our properties are a short drive away from Maine’s southernmost town of Kittery. This seaside spot is full of independent shops, art galleries, and hip restaurants. Fresh-caught Maine lobster is a must during your visit!
